What we do

Records research, and what it can tell you

AFX searches the public record. That is a narrower and more useful thing than it sounds, and it is worth being precise about where it stops.

What a search is, and what it is not

  • It reports what is recorded: A search returns the instruments on file in the county where the property sits, for the period searched. Anything never recorded there is outside it.
  • It is not title insurance: A report is research. A policy is an indemnity contract issued by an underwriter. They are different products and one does not substitute for the other.
  • It is not a legal opinion: Who holds title today is a legal conclusion. That belongs to an attorney licensed in the state where the land sits.
  • The term searched matters: A reservation or conveyance older than the period searched does not appear in it. Say what period you need and we will search it.
